Schmitz & Associates successfully represented the applicants and secured two Coastal Development Permits for an 11,165 sq. ft. single-family residence and water tank/access road from the City of Malibu in 2011. This development also provides improvements to the surrounding area as a dedicated trail easement, improved fire department access to Anacapa View Drive and a 500,000 gallon water tank.
This project proposal was challenging in that it involved large amount of grading due to the terrain and length of the access road. However, Schmitz & Associates was able to successfully garner the homeowners association’s support by working with them to concurrently propose community benefits in the form of the water tank for fire prevention purposes.
Schmitz & Associates worked closely with City Planning staff to address their raised concerns to ensure a recommendation of approval before the Planning Commission.
